A private 250-acre estate in the New Hampshire woods, for your family and your friends
Lakefalls sits at the southern edge of New Hampshire's Monadnock region, twenty minutes from Keene and two hours from Boston. Beyond the 250 acres of the estate itself, 13,000 acres of permanent conservation land keep the woods going in every direction.
Between wedding weekends the estate opens to gatherings. Family reunions, milestone birthdays and friends who get together every year take the Lodge and the houses, and the rest of the property becomes the place to walk, swim and eat together, with no other group on the grounds.
Lakefalls is a family estate and the family lives here, so your group is looked after by the people who restored it.

The Lodge sits directly on Woods Mill Pond. Most mornings start on the deck, with coffee and nowhere to be.

Canoes and kayaks at the docks, trails into the conservation land, a swim off the lawn in summer, or a walk to the waterfall.

Your caterer works in the Lodge's commercial kitchen, with a six-burner range and a grill on the porch, or the group cooks for itself.

When the evening ends, everyone walks back to a house on the estate. No drive, no hotel, and the same people at breakfast.

Lakefalls Lodge was built in 1927 and sits directly on Woods Mill Pond, with the original Great Room and a commercial kitchen with a six-burner range and a grill on the porch.
It was designed by Augustus Shepard, the architect of the Adirondack Great Camps, and it is still the heart of the estate.

01Woods Mill PondThe estate runs the length of the pond. Canoes and kayaks wait at the docks, and in summer the lawns run down to swimming.
02The Lodge LawnThe open green between the Lodge and the water, for a long lunch in the sun, a game in the afternoon, or chairs around the fire pit after dark.
03The WaterfallFramed by millstones from a gristmill that ground grain here from 1785, at the origin of Otter Brook. It is the place for the family photograph.
04The Covered BridgeAt the head of the pond, where the water narrows toward Chandler Meadow, with beavers, otters and herons in the marsh beyond.
05The Walled GardenStone walls, arches and a turret from the estate's first years, rebuilt by the Healys, looking out over the pond.
06The conservation landTrails leave the estate straight into 13,000 acres of permanent conservation land, so a walk can run as long as the conversation needs.
Several generations under six roofs, with one table big enough for everyone in the Lodge.
A fiftieth, a seventieth, an anniversary weekend, with longer dinners and the whole estate as the backdrop.
A dozen friends in the Lodge for a weekend. The Great Room is open to gatherings of up to 45.
Six houses across the estate, so mornings start together and evenings end together, with no drive between a hotel and the table everyone eats at. The estate is on high speed fiber internet.

The houses run all year. Boulder House, the Lodge, Snowshoe Cabin and Mended Oar have radiant floor heat, the Great Room has its stone fireplace, and the woods go quiet under snow.
A winter gathering at Lakefalls looks like long mornings by the fire, a walk on the frozen edge of the pond, and the Lodge lit up across the ice at night.

Two solar arrays generate far more electricity than Lakefalls uses across a year, so the meals, the lights and the six houses your group sleeps in all run on sun the property collected itself.
