The Property

Lakefalls runs north to south along Woods Mill Pond, with parking and primary access from Aten Road. Beyond the 250 acres of Lakefalls itself, 13,000 acres of permanent conservation land extend the privacy of the place into something closer to wilderness.

The Accommodations

Boulder House

Boulder House is where the two of you stay. The newest and most architecturally distinctive of the accommodations, it is built around a wall of giant granite boulders, combining exposed stone, timber framing, and full-height glass on three sides.

Lakefalls Lodge

Built in 1927 as the original lodge of the estate, Lakefalls Lodge is the architectural and ceremonial heart of the property. It sits directly on Woods Mill Pond and is the most senior of the six accommodations.

The Gate House

A classic New England post-and-beam cottage, it has a wraparound deck with views of Otter Brook and Woods Mill Pond, and stands steps from the Walled Garden ceremony space. Its lawn runs down to the pond with a canoe dock and swimming.

The Gate House Annex

The Annex is the entire upper floor above the Gate House garage, with a private deck overlooking the pond and the Lodge. It makes a small, private retreat for the wedding party, or overflow from the Gate House.

Snowshoe Cabin

Snowshoe Cabin sits in a small clearing between the Lodge and the pond. Once the Lodge's garage, it keeps its slate roof and original garage doors, now glazed, and has been fully renovated with modern amenities and radiant heat.

Mended Oar

The Outpost sits at the north end of the property beyond the Covered Bridge, overlooking Chandler Meadow. It is the most private of the six accommodations, surrounded by thousands of acres of conserved land.

The Lodge, for your family and friends

Lakefalls Lodge was built in 1927 and sits directly on Woods Mill Pond, with the original Great Room and a commercial kitchen with a six-burner range and a grill on the porch.

Outside the door there are canoes and kayaks, the trails through the conservation land, and Keene twenty minutes away.

Powered by the sun

The estate runs on its own power

Two solar arrays generate far more electricity than Lakefalls uses across a year, so the lights over your reception, the kitchen your caterer works in, and the six houses your family sleeps in all run on sun the property collected itself.

The Estate

Built in 1927, and still lived in

Florence Brooks Aten began it as Woods Mill Manor in 1918. Since 1990 the Healy family has restored it, and they still live here.

    1785The millA gristmill grinds grain at the falls, at the origin of Otter Brook. Its millstones still frame the waterfall.

    1918Woods Mill ManorFlorence Brooks Aten, a New Yorker in her early forties, buys three and a half acres by the old mill pond and names it Woods Mill Manor.

    1918Shinbone ShackDigging for her first cabin turns up the bones of a moose. The shinbones go into the fireplace hearth, and the cabin keeps the name.

    1918 to 1928The estate growsShe gathers 1,500 acres and builds a stone powerhouse with a waterwheel, a boathouse, a stone arch bridge and a walled garden.
